Beverly Hills luxury home contracts jumped 26% in dollar volume last week, reaching $123.8 million on 17 deals and reversing a cooling trend that had dragged the market below $100 million the week before.

The rebound was clear.

A 1932-built estate at 701 N. Arden Drive in the Beverly Hills Flats went under contract at an asking price of just under $17 million, leading all luxury deals across Los Angeles County. The eight-bedroom, 7,939-square-foot mansion sits on a double lot exceeding half an acre and hadn't been listed in more than 50 years before hitting the market in April 2026, according to the Eklund Weekly Luxury Report compiled by Marcy Roth of Douglas Elliman's Eklund Gomes team.

The Agency's Karen Silver holds the listing, which markets the property as an "opportunity to restore." Amenities include an Olympic-size pool, pool house, pickleball court and batting cage. At roughly $2,140 per square foot, the contract represents one of the priciest per-foot deals in the Flats this year.

The week's second-highest contract landed at 1535 Carla Ridge, a five-bedroom contemporary built in 2016, asking $16.5 million. The Beverly Hills Estates' Ben Malka and Branden Williams hold that listing. The nearly 7,000-square-foot home first came to market in October 2024 at $18.5 million and underwent several price cuts before going contingent on Wednesday, Aug. 5, at its current ask, MLS records show. Public records indicate the property last sold in July 2021 for $14.9 million, meaning the seller stands to gain roughly $1.6 million if the deal closes near asking.

Despite the week-over-week surge, the broader market remains softer than a year ago. The same week in 2025 produced 20 contracts totaling $142.8 million. Average price per square foot, however, climbed 14% year-over-year, rising from $1,282 to $1,456.

"The luxury market is still moving at a more modest summer pace, but buyers remain active, with this week showing renewed momentum and strength at the top of the Beverly Hills market," Roth said in the Aug. 10 report.

One new wrinkle: the week's tally included a luxury condo contract at the Sun Rose Residences on the Sunset Strip, asking $7 million. No condo deals appeared in the prior week's report. The Eklund Weekly Luxury Report tracks MLS-listed single-family homes and condominiums priced at $4 million or more across Los Angeles County, and the next weekly snapshot will show whether the volume rebound carries into mid-August.
