Kylie Jenner, who purchased the seven-bedroom estate at 145 North Mapleton Drive through an LLC for $36.5 million in 2020, first listed the property on Monday, December 22, 2025, at $48 million, according to The Real Deal. It sat unsold for roughly six months before being pulled on Tuesday, June 24, and relisted at the lower price with updated photos and a new property description.

Even at the reduced price, a sale would put Jenner approximately $2 million above her 2020 purchase price before transaction costs.

Ginger Glass of Compass holds the listing, which leans into the compound's security features, calling it "the ultimate sanctuary for the elite privacy seeker and wellness enthusiast."

The mostly single-story concrete compound spans roughly 15,320 square feet of interior space and approximately 19,250 square feet under roof. It sits behind 12-foot perimeter walls and includes a dedicated guardhouse.

Inside, the main residence has seven bedrooms and 14 bathrooms. The primary suite occupies its own wing with a den, kitchenette, three fireplaces, and an attached outdoor living room. The property also features a tiered home theater, a children's playroom with an indoor slide, a geometric zero-edge pool, a four-car garage with covered parking for five additional vehicles, and a sports court configured for both pickleball and basketball.

Where the price lands in the market

The $9.5 million reduction offers a data point for Holmby Hills residents watching the ultra-luxury market. The Jenner estate's new ask lands almost exactly at that threshold.

In the adjacent Bel Air 90077 ZIP, the 90th percentile listing price is $39.99 million, placing the Mapleton Drive compound at the entry point of Bel Air's top 10%.

"Luxury is not a price point, it's a percentile," said Anthony Smith, senior economist at Realtor.com.

The listing is active with no announced open house or broker preview date. Jenner is also marketing a separate Hidden Hills residence for just under $18 million, according to Realtor.com, and is consolidating into a newly built 18,000-square-foot estate in that community, according to the same report.
