Louis Vuitton is preparing to break ground on Rodeo Drive, with a branded construction barricade heading to the block at 468 N. Rodeo Drive.

The Beverly Hills Architectural and Design Review Commission reviewed the luxury brand's request for a construction barricade featuring lifestyle graphics and signage at its Wednesday, Sept. 16 meeting. The application, filed as PL2600245, appeared on the commission's consent calendar, a designation for routine items.

The barricade signals that physical work is approaching on the Louis Vuitton Rodeo Drive Experiential Flagship, a Frank Gehry-designed complex that the Beverly Hills Planning Commission unanimously approved on Sept. 25, 2025. The project spans 105,214 square feet across four parcels stretching from Rodeo Drive to Beverly Drive, the Beverly Press reported.

The structure will rise three stories and 60 feet, clad in metal reminiscent of the Walt Disney Concert Hall, according to Urbanize LA. Two buildings will be connected by an underground service tunnel and two pedestrian bridges over the public alley.

The Rodeo Drive building will house 45,433 square feet of retail, including VIP salons on the upper floors and rooftop. The scope is large.

The Beverly Drive building will contain a museum and exhibition space, a café, a gift shop and bookstore, and a 150-seat fine-dining rooftop restaurant operating by reservation only, The Real Deal reported. The museum would be the first Louis Vuitton exhibition space of its kind in the United States, according to The Real Deal.

Parent company LVMH purchased the 468 N. Rodeo Drive site from Brooks Brothers in September 2018 for $245 million. The parcels previously housed a Brooks Brothers store and the former Paley Center for Media. LVMH had earlier proposed a 109-room Cheval Blanc hotel on the site, which Beverly Hills voters rejected in a special election in May 2023.

John Mulliken, senior vice president of store planning for Louis Vuitton Americas, told the Planning Commission on Sept. 25, 2025, that the project would combine "a retail experience, a culinary experience, and a cultural experience" in one location.

Construction is projected to span 44 months starting in the second half of 2026, with a targeted completion in the second quarter of 2029. The ADRC holds regular meetings the third Wednesday of each month at 1:30 p.m. in City Hall Room 280A, 455 N. Rexford Drive.
